504A.151 Restriction on automatic renewal of lease.

(a) In a residential lease, a landlord may not enforce an automatic renewal clause of a lease of an original term of two months or more that renews the lease for a specified additional period of two months or more unless the residential tenant gives notice to the landlord of an intention to quit the property at the expiration of the term due to expire.

(b) Paragraph (a) does not apply if the landlord gives the residential tenant written notice directing the residential tenant's attention to the automatic renewal provision of the lease. The notice must be given between 15 and 30 days prior to the time that the residential tenant is required to furnish notice of an intention to quit and must be served personally or by certified mail.
