significantly affecting the rights and interests of the buyer in or intended use
of the property, exceptions; authorizing disclosure to the real estate licensee
representing or assisting the prospective buyer in lieu of the buyer; exempting
certain conditions from the disclosure requirement; exempting sellers from
liability for errors, inaccuracies or omissions of information delivered under
certain conditions; authorizing civil actions for violation of the requirements,
imposing a statute of limitations; requiring amendment of inaccurate
disclosures; transfers subject to disclosure requirements not to be invalidated
