  1.1                          A bill for an act 
  1.2             relating to landlords and tenants; clarifying factors 
  1.3             for granting funds to housing administrators; amending 
  1.4             Minnesota Statutes 2000, section 504B.445, subdivision 
  1.5             8. 
  1.6   BE IT ENACTED BY THE LEGISLATURE OF THE STATE OF MINNESOTA: 
  1.7      Section 1.  Minnesota Statutes 2000, section 504B.445, 
  1.8   subdivision 8, is amended to read: 
  1.9      Subd. 8.  [DWELLING'S ECONOMIC VIABILITY.] In considering 
  1.10  whether to grant the administrator funds under subdivision 4, 
  1.11  the court must consider factors relating to the long-term 
  1.12  economic viability of the dwelling, including: 
  1.13     (1) the causes leading to the appointment of an 
  1.14  administrator; 
  1.15     (2) the repairs necessary to bring the property into code 
  1.16  compliance with the applicable municipal or state housing 
  1.17  maintenance code; 
  1.18     (3) the market value of the property; and 
  1.19     (4) whether present and future rents will be sufficient to 
  1.20  cover the cost of repairs or rehabilitation.
