  1.1                          A bill for an act 
  1.2             relating to housing; limiting the time for bringing an 
  1.3             action based on a housing inspection; proposing coding 
  1.4             for new law in Minnesota Statutes, chapter 541. 
  1.5   BE IT ENACTED BY THE LEGISLATURE OF THE STATE OF MINNESOTA: 
  1.6      Section 1.  [541.053] [LIMITATIONS OF ACTIONS FOR DAMAGES 
  1.7   BASED ON ERRORS OR OMISSIONS IN HOUSING INSPECTIONS.] 
  1.8      Except as modified in a written contract or where fraud is 
  1.9   involved, no action to recover damages for an error or omission 
  1.10  in a housing inspection associated with any residential home, 
  1.11  two-family dwelling unit, mobile home, townhome, condominium, 
  1.12  mixed-use building, apartment unit, multiple-dwelling apartment 
  1.13  building or complex, nor any action for contribution or 
  1.14  indemnity for damages sustained on account of an error or 
  1.15  omission, may be brought against any person performing the 
  1.16  inspection more than two years after the date of the inspection. 
  1.17     Sec. 2.  [EFFECTIVE DATE.] 
  1.18     Section 1 is effective on the day following final enactment 
  1.19  and applies to housing inspections performed on or after that 
  1.20  date.
